Coming Soon FAQs

The new “Coming Soon” status will be available to MLS members soon. For more information about this upcoming status, read below:

Q: What is the “Coming Soon” status?

A: “Coming Soon” is a listing status that is used to promote and pre-market a listing that is not yet available for showings.

Q: What is required to place a listing in the “Coming Soon” status?

A: A valid listing agreement must be in effect to add a Coming Soon listing to the MLS. The listing input “Data Form” that the seller signs for the listing must indicate the listing is to be published as a Coming Soon listing, and must also include the date the listing will be available for showings (i.e. the date the listing will change from the “Coming Soon” status to the “Active” status.), which is the “Coming Soon End Date” on the Data Form.

Q: When can I place my listing in the “Coming Soon” status?

A: A listing must be placed in the “Coming Soon” status at the time the listing is submitted/published to the MLS. A listing published to the “Active” listing status cannot later be changed to Coming Soon.

Q: How long can a listing remain as Coming Soon?

A: A listing can be in the “Coming Soon” status for up to 21 days. At the time a Coming Soon listing is entered into the MLS, you must specify the  “Coming Soon End Date,” and that is the date the MLS system will automatically change the listing from the “Coming Soon” status to the “Active” status.

Q: Does a listing automatically change from “Coming Soon” to “Active” status?

A: Yes, the MLS system will automatically change a Coming Soon listing  to an “Active” status listing on the “Coming Soon End Date” that is entered during listing input.

Q: If my seller is ready to market the property early, can the listing be changed to “Active” status before the “Activation Date”?

A: Yes, the listing can be updated to the “Active” status at any time. Keep in mind the listing cannot then be changed back to the “Coming Soon” status at a later time.

Q: Are photos required for listings in “Coming Soon” status?

A: No, photos are not required while a listing is in the “Coming Soon” status.

Q: Do Days on Market (“DOM”) count for listings in the “Coming Soon” status?

A: No, DOM does not accumulate while a listing is in the “Coming Soon” status.

Q: Do changes made to a listing, such as price changes, appear on the MLS history of a Coming Soon Listing?

A: No, changes made to a Coming Soon listing, such as changes to the price, remarks, etc. are not shown in the listing history while a listing is in the “Coming Soon” status.

Q: Can a property be shown while in the “Coming Soon” status?

A: No, showings are not permitted to take place while a listing is in the “Coming Soon” status.

Q: Can future showings be scheduled for a listing in “Coming Soon” status?

A: Yes, provided the scheduled showings take place on or after the “Coming Soon End Date” and the listing is in the “Active” status when those showings actually occur.

Q: Are listings in “Coming Soon” status shown on public websites?

A: Yes, listings in the “Coming Soon” status are distributed for public display on broker and agent IDX websites, and these listings also appear on the UtahRealEstate.com public website site. These listings must be accurately advertised on said websites as “Coming Soon” and, where practical, should be displayed with the “Coming Soon End Date” or the date the listing will be “Available.”

Q: Can listings in “Coming Soon” status be sent by the MLS in Listing Alerts?

A: Yes, listings in the “Coming Soon” status can be included in Listing Alerts. To add Coming Soon listings to a preexisting Listing Alert, you will need to edit the Listing Alert and add the “Coming Soon” status to your Listing Alert criteria. Q: Can listings in the “Coming Soon” status be shared with clients?

A: Yes, listings in “Coming Soon” status can be shared with clients via Listing Alerts, via the Send Listings feature on the MLS, and in Property Lists. They can also be shared via text message from the UtahRealEstate.com app.

Q: Can a sign be displayed in the yard while the listing is in “Coming Soon” status?

A: Yes, a sign can be placed in the yard while a listing is in the “Coming Soon” status.

Q: Can I advertise my “Coming Soon” listing online via social media or email newsletters?

A: Yes, a listing in the “Coming Soon” status can be marketed per the seller’s requests.

Q: Can I schedule an Open House for a listing in “Coming Soon” status?

A: Yes, provided the scheduled open house takes place on or after the “Active Date” and the listing is in the “Active” status when the open house occurs.

Q: Can my seller accept an offer while the listing is in “Coming Soon” status?

A: Yes, a purchase contract can be executed while a listing is in the “Coming Soon” status, however, keep in mind the property cannot be shown while the listing is in the “Coming Soon” status.

Q: Can I hide my listing from public display while it is in the “Coming Soon” status?

A: Yes, with seller consent, a listing can be hidden from public display using the Data Distribution settings on the MLS listing.
