What is a Limited Marketing Listing?
A “Limited Marketing Listing” is a listing that is accessible to other real estate professionals (and their respective clients) through the MLS; however, at the direction of the seller, the listing has been delayed or limited from being publicly marketed via IDX and syndication.
- ”IDX” refers to real estate broker and agent business websites that publicly display other brokerages’ For Sale and Under Contract listings.
- “Syndication” refers to third party companies (not brokerages) that operate public real estate listing display websites. These companies can display For Sale and Under Contract listings of brokerages who have elected to opt-in to have their listings displayed on those websites.
Why was this policy created?
In March of 2025, the National Association of REALTORS® (“NAR”) mandated that MLSs, including the UtahRealEstate.com MLS, adopt a policy called the “Multiple Listing Options for Sellers” Policy. The objective of this Policy is to provide sellers and their agents more options and choice when marketing a property. UtahRealEstate.com refers to this policy as “Limited Marketing” throughout the MLS system.
What is required for a Limited Marketing Listing?
Before using the MLS system to designate your listing as a “Limited Marketing Listing,” you are required to provide and have your seller sign a specific form called the “Seller Notice to Classify Listing as ‘Limited Marketing’ Form.” This form contains all of the required seller disclosures associated with using the Limited Marketing designation, as mandated by NAR.
This form is available in the MLS Forms section. Please know, while this form must be retained by the listing brokerage, you DO NOT need to submit this form to the MLS.
Are there any restrictions on how I can market my Limited Marketing Listing?
While designated as a “Limited Marketing Listing,” the listing brokerage and listing agent can market the property in any other manner consistent with the seller’s choice. As an example, this could include, manually adding your listing to your business website, social media marketing, mailers, open houses, and any other form of marketing your specific listing consistent with your seller’s choice.
Who can see my listing while it’s classified as a Limited Marketing Listing?
- Other Agents: Limited Marketing Listings are still visible and searchable within the MLS by all MLS members.
- Consumers: Limited Marketing Listings can still be sent by other agents to their prospective buyers (either manually sent through the MLS or sent via Listing Alerts), however, those consumers must log in to their UtahRealEstate.com consumer account to view any listing classified as a Limited Marketing Listing. Similar to viewing sold listings, the consumer is required to have a login to the MLS consumer website AND also be connected to the agent who sent them the listing.
How long can my listing be classified as a Limited Marketing Listing?
In short, it’s up to your seller. The Limited Marketing option can be used for the entire term of your listing, or it can be used on a temporary basis for a period of time defined by your seller.
How do I designate my listing as a Limited Marketing Listing on the MLS?
- Have your seller sign the “Seller Notice to Classify Listing as ‘Limited Marketing’ Form” available on the MLS.
- Go to the “Data Distribution Options” page for your listing, which is available during listing input, as well as when editing a previously published listing. Change the “Limited Marketing” option to “Yes.”

How will I know if a listing is a Limited Marketing Listing?
When viewing listing reports on the MLS, Limited Marketing Listings will include a data field that says “Limited Marketing: Yes.” If you receive a Limited Marketing Listing via a Listing Alert, you will be prompted to login to the MLS to view the listing.

How do I search for Limited Marketing Listings on the MLS?
Use the “Limited Marketing” search field near the top of the Full Search. By default, Limited Marketing listings are included in all search results. To exclude all Limited Marketing Listings from a search, choose “No” next to the Limited Marketing field. To show only Limited Marketing Listings, choose “Yes.”

Can my buyer clients see Limited Marketing Listings?
Yes, you can send Limited Marketing Listings to your buyers (either manually sent through the MLS or via a Listing Alert). However, you must (1) have a client connection established with your buyer, and (2) your buyer will be required to log in to the UtahRealEstate.com consumer website to view any Limited Marketing Listings.
